About the event

An in-person property seminar held on 20 April 2023, was a good opportunity for attendees to network & learn a little about the current state of the UK property market. We had a mix of attendees, from those starting out in the property sector, to seasoned property investors & developers. The speakers covered various topics including, buy-to-let, property mortgages, bridging loans, commercial and residential properties, development projects and property investment structuring. The event explored prospects for the UK property market in 2023 and beyond.

Background

2023 has started with the UK property market facing tumultuous challenges as an aftermath from the previous year. The house prices in the UK rose 6.3% in the 12 months to January 2023, to an average price of £290,000. Affordability, an end to stamp duty holiday, a blip in mortgage rates are some of the factors faced by investors.

In addition, to regional deterioration and disparity in affordability, according to the 2022 Annual Survey of Hours and Earnings (ASHE), Land Registry & Schroders, women are worse off than men when it comes to affording a home across all regions. Where the average house in London would cost over 14 times the average woman’s salary compared with 12 times for a man.

There are predictions that house prices will drop between 2023 and 2024, ranging in estimate from 2% drop (Rightmove) to a 9% drop (OBR).

Those entering the property market as well as current investors should seek advice on property tax, law, the do’s and don’ts for lettings, sourcing and research, planning rules and property investment structuring, to ensure positive outcomes.
